I Want to Buy a Home:  Now What?

 

Purchasing a new home is a huge endeavor, no matter how many times you have been through the process.  The first step with any home purchase is sitting down with you to analyze the financial side of this new purchase by looking at how this new housing payment will impact your short and long-term financial goals.   The second step is to analyze loan programs to determine the best program to meet your needs surrounding down payment and monthly payment.

  1. Understand Your Finances
    Sitting down with a good mortgage professional is the first step so you can gain a clear understanding of what you may be able to afford for a housing payment.  (You can read about how to find a mortgage pro on my blog)

     

  2. Get Pre-Approved
    Once you have determined how much you can afford, it's time to get pre-approved so you can shop for a home and be able to make an offer.
     

  3. Go Shopping for a Home with A Real Estate Agent
    As a home buyer, there is no cost to you for having a real estate agent.  An agent can be extremely helpful for you by assisting you with all the details of the purchase transaction.
     

  4. Make an Offer
    Once you have found a home, it's time to make an offer.  Once your offer has been accepted, it's time to meet with you mortgage professional again and finalize the details of your loan.
     

  5. Lock or Float your loan
    Once you have a contract accepted, you can lock your interest rate in.  A good mortgage professional will be able to share with you what is going on in the financial markets to aid you in making the decision to lock your interest rate or gamble to see if rates get better.
     

  6. Attend the Closing
    The last step in the homebuying process is attending the closing where you will sign a bunch of paperwork and pick up the keys to your new home.
